Arizona House Watch is a professional home watch company founded by Patrick and based in Surprise, Arizona. We serve homeowners throughout the West Valley including Surprise, Peoria, Goodyear, Buckeye, and the retirement and seasonal communities along the 303 corridor.
Yes. Arizona House Watch is fully insured and bonded. We operate as a legitimate professional business, not a weekend side hustle. Your property is protected when it is under our care.
Most home watch operators in the West Valley are running part time operations with no real construction or property management background. Patrick spent decades building and maintaining commercial and residential properties before starting Arizona House Watch. That means we do not just look for obvious damage. We understand how homes actually fail and can often identify problems before they turn into expensive repairs.
Reach out online or by phone. We will discuss your property and schedule a walkthrough before your departure. During that visit we document the baseline condition of your home, collect keys and access codes, and set up your monitoring plan. The earlier you contact us the better, especially as summer approaches.
We serve the entire West Valley including Surprise, Peoria, Goodyear, and Buckeye. We cover the major retirement and seasonal communities along the 303 corridor including Sun City Grand, Sun City West, Marley Park, Corte Bella, Trilogy at Vistancia, PebbleCreek, and the Verrado communities in Buckeye.
SNOWBIRD HOME WATCH
Every visit follows our full 56 point inspection protocol regardless of which plan you are on. We check HVAC function, run water in all sinks and showers to maintain P-traps, inspect for pests, check the pool and irrigation if applicable, collect mail and notices from the door, and walk every room for anything unusual. You receive a notification when we arrive and depart, and a detailed report if we find anything that needs your attention.
The seasonal shutdown is a one time service performed after you leave for the summer. We put your home into full hibernation mode including setting the thermostat to 85 degrees, shutting off the water main, disconnecting the garage door opener, filling P-trap buckets, closing all blinds to block UV damage, and locking down appliances. It is $100 and if you have never had a professional shutdown done on your Arizona home, you need this service. THIS SERVICE IS FREE TO NEW CUSTOMERS.
The reopening is the reverse of the shutdown. We turn the water main back on, activate the ice maker, adjust the thermostat, plug in the garage door, reactivate the water softener, remove humidity buckets, and have your home ready before you land. Also $100 and well worth it after a long summer away. THIS SERVICE IS FREE TO NEW CUSTOMERS.
Cacti at one visit per month works well for newer, lower risk properties or budget conscious owners. Saguaro at two visits per month is our most popular plan and is a good fit for most homes with pools, landscaping, or monsoon exposure. Sonoran at four visits per month is for high value properties, older homes, or owners who want maximum coverage and the fastest possible response to anything that develops.
VACATION HOME WATCH
Vacation watch is designed for shorter trips, typically two to four weeks. It covers the same 56 point inspection on every visit but is billed weekly rather than monthly, and does not include a seasonal shutdown since you are not leaving for an extended period.
Usually just a few days is enough. We do like to do a quick walkthrough before you leave so we can document the baseline condition of your home and note anything that needs extra attention while you are gone.
Vacation watch is $99 per week. Every visit includes our full inspection checklist and arrival and departure notifications, with a photo report sent if we find anything that needs your attention.
VACANT HOME WATCH
Lite Watch is one visit per month at $79.99 and is best for lower risk properties that primarily need basic security checks and documented proof of monitoring for insurance purposes. Heavy Watch is two visits per month at $159.99 and is a better fit for properties with pools, irrigation systems, or any situation where you want faster response to developing issues.
Most standard homeowner's insurance policies have vacancy clauses that limit or void coverage after 30 to 60 days of vacancy. Many insurers require documented proof of regular professional monitoring to maintain coverage. Our inspection reports serve that purpose and can be provided to your insurer upon request.
Families managing a property through probate, homeowners with a property listed for sale, landlords between tenants, and anyone with an empty property that needs to stay secure, compliant, and in showing ready condition.
PRICING AND ADD ONS
No long term contracts. You can add or remove add on services with 30 days notice.
We offer a range of add ons beyond the standard visit plan. Priority Monsoon Check gives you next day exterior inspections after a major storm at $25 per visit. Vehicle Care keeps your cars and golf carts maintained during each scheduled visit at $15 per month. Indoor Plant Care waters and monitors your houseplants on your specific schedule. Patio Lockdown and Setup handles moving and returning your patio furniture around monsoon season. Keyholder access allows us to meet and supervise vendors, contractors, real estate agents, or inspectors at your property at $45 per hour with a two hour minimum.
