Departure Checklist
Everything to handle before you head north. Print this list and work through it in the days before you leave so nothing gets forgotten in the rush.

56 Point Checklist
The full inspection we run on every visit. Interior, exterior, plumbing, HVAC, and security, all documented with photos in the report we send you.

Shutdown Checklist
Our seasonal shutdown and reopening service. We close the house down for the Arizona summer and bring it back to life the week before you return.
Community Specific Resources
Every community out here runs a little differently. The HOA rules, the gate procedures, the trash day, even which police department answers the call all change depending on which side of the street you live on. Below are the contacts and requirements specific to the communities we serve, so you are not digging through a stack of old newsletters looking for a phone number. Pick yours to see HOA contacts, utility providers, vacant home rules, and emergency numbers for your neighborhood.

Sun City Grand
HOA contacts and office hours, gate and vendor access, rec center numbers for Adobe, Cimarron, and Sonoran Plaza, plus the landscape and property standards that still apply while your home sits empty.

Sun City West
Rec Centers and PORA contacts, plus the utility providers serving the area. Worth noting: Sun City West is unincorporated, so your non emergency calls go to the Maricopa County Sheriff, not to a city police department.

Arizona Traditions
HOA and management contacts, gate and guest access for the vendors you let in while you are away, community rules for vacant homes, and the City of Surprise services that cover this neighborhood.

Corte Bella
HOA and club contacts, gate house numbers, and vendor access procedures, along with the landscape and exterior standards the association enforces year round whether you are here or not.

Sterling Grove
HOA and club contacts, gate access, and the utility providers serving this part of Surprise. Newer construction comes with its own quirks, including builder warranty windows worth tracking while you are gone.

Marley Park
HOA and management contacts, community rules, and City of Surprise services for this neighborhood. Not an age restricted community, so the mix of year round neighbors changes what to expect while you are away.

Victory at Verrado
Everything you need to manage your Victory at Verrado home from afar, including HOA and club contacts, gate access info, and the landscape standards enforced year-round.
Approved Contractor List
These are the people we call. Every one of them has done work for our clients or for us, and every one of them knows how to work with an owner who is two thousand miles away, which matters more than you would think when someone needs to get through a gate and into a house nobody is living in.
Call them directly, or ask us and we will coordinate the visit and meet them at your home. We confirm licensing and insurance before anyone goes on this list. You are still hiring them yourself, so get your quote in writing and ask whatever you need to ask.

Realtor
Deah Hendriksz lives in Sun City Grand and has been selling in the West Valley
since 2016. Her site keeps the floor plan books, CC&Rs, and community guides for
The Grand, Corte Bella, Sterling Grove, and Sun City West, which makes her
useful long before anyone is ready to buy or sell anything.

Pest Control
Tride and True is a locally owned family business with seventeen years in the valley, serving Sun City and the surrounding communities. They handle the recurring service that keeps scorpions, roaches, and crickets out of a house nobody is walking through, and they can get someone out within 24 hours when something turns up in a report.

Landscaping
Frank works almost entirely inside Sun City Grand and has a lifetime of
experience doing it. No website, no office, just a phone number and a reputation
that carries across the community. If your yard needs to look lived in all
summer while you are gone, he is who we call.

Termites
Bill's is a third generation Phoenix company, licensed and insured, with sixteen
straight years of best in Arizona awards. Subterranean termites work quietly
inside walls, and an empty house is exactly where they do the most damage before
anyone notices. Bill's also writes the WDIIR report you will need at closing if
you ever sell.
