Areas We Serve
Arizona House Watch is based in Surprise, AZ and we work the West Valley. That is a deliberate limit. A home watch company that claims the entire Phoenix metro is either subcontracting the work or spending your visit sitting in traffic on the 101.
Staying close means we can be at your house quickly when something is wrong, which is the only part of this job that actually matters at 4pm on a Friday in July.
Surprise
Our home base. Most of our clients are within fifteen minutes of our office, and we know which neighborhoods flood in a monsoon and which streets the city is tearing up this season. See our home watch service in Surprise for details.
Communities we serve inside Surprise:
Sun City Grand
Roughly 9,800 homes and the largest concentration of seasonal owners in the West Valley. It is where most of our clients are and where we spend most of our time. See our Sun City Grand home watch page, or the Sun City Grand homeowner resources we put together for owners there.
Arizona Traditions
Arizona Traditions is a smaller guard gated 55 plus community on the west side of Surprise. Gated access changes how vendor visits get scheduled, and we handle that coordination for you.
Sterling Grove
Newer construction, guard gated, with both a 55 plus section and a family section. Newer homes in Sterling Grove come with their own set of issues, including builder warranty windows that are easy to miss while you are out of state.
Marley Park
Not age restricted, which means more year round neighbors and a different rhythm to the street. That helps in some ways and is no substitute for someone actually going inside the house.
Sun Village
A smaller guard gated 55 plus community close in to the Surprise Civic Center.
Surprise Farms, Asante, and Sierra Montana
Family neighborhoods on the north and east sides of the city. We watch second homes, rentals between tenants, and properties owned from out of state.
Sun City West
Just north of us across Bell Road. Sun City West is unincorporated, which changes which agency responds to a call at your address and who picks up your trash. Worth knowing before you leave, and something we walk clients through. See our Sun City West home watch page for more information.
Corte Bella
A gated community near Sun City West with its own club and its own exterior standards, enforced year round whether the house is occupied or not. See our Corte Bella home watch page for more info.
Victory of Verrado
Tucked right up against the White Tank Mountains in Buckeye. Whether your home is in the main community or up in the 55 plus Victory district, we know the area well. Being backed up to the mountains brings a different set of desert elements. You can expect higher wind and dust exposure during summer storms, plus local wildlife testing your patio screens while you are out of state. It is a straight shot down the 303 from our office, so we can be there fast when it actually counts.
Peoria (Coming Soon)

Goodyear and Buckeye (Coming Soon)
Expanding here soon. Scheduling works best when we can group a route, so call us with your address and we will tell you honestly whether we can serve it well yet.
The 303 Corridor
Most of the retirement and seasonal communities we serve sit along Loop 303 between Buckeye and Sun City West. If your home is in that band, we can almost certainly help.
Not Sure If We Cover You?
Call us at 623-226-8474 and ask. If your home is outside where we can do a good job, we will tell you so and point you toward someone who can. We would rather turn down a job than take one we cannot service properly, because a home watch visit that does not happen is worse than no home watch at all.
