🏡 Lite Watch
$79/mo + tax
Visits: 1 visit per month
Best for: Vacant properties with minimal exterior risks that just need a reliable baseline check to satisfy insurance requirements and catch obvious issues.
🏘️ Heavy Watch
$149/mo + tax
Visits: 2 visits per month
Best for: Empty homes with landscaping, older plumbing, or owners who want a closer eye for pests and weather-related impacts.

Add-On Services
Customize your coverage with any of the following specialty services. Billed separately from your monthly plan.
🌩️ Priority Monsoon Check
$25/visit
Opt in for priority post-storm service. After a major West Valley storm or haboob, we conduct a next day exterior inspection: roof, walls, windows, yard, pool equipment, and fencing. Includes a photo report of any damage found. You are placed at the top of our response list.
🔑 Keyholder / Vendor Access
$45/hr (2 hr min)
We meet, let in, and supervise any vendor or contractor at your property: AC repair, pest control, plumbers, deliveries, HOA inspections, etc. Billed hourly because vendor visits are unpredictable — a plumber might take 45 minutes or all day.
🚨 Emergency Contact
1 free/mo, then $45/visit
We serve as your primary local contact for security alarm triggers, HOA emergencies, or neighbor calls. Your first emergency site visit each month is included at no charge. Each additional emergency visit is billed at $45.
All add-on pricing is in addition to your monthly visit rate. Add-ons can be added or removed at any time.

The Lite Watch plan ($79/mo) includes one visit per month and is designed for vacant properties with minimal risks that just need a reliable baseline check. The Heavy Watch plan ($149/mo) includes two visits per month and is better suited for homes with landscaping, older plumbing, or owners who want more frequent monitoring for pests and weather impacts.
Add-on services—like Vendor Access or Priority Monsoon Checks—are billed separately from your base monthly rate. You have complete control to customize your coverage, and you can add or remove these specialty services at any time so you are never paying for something you don't need.
If you choose us as your local emergency contact, we will respond to security alarm triggers, HOA emergencies, or neighbor calls. Your first emergency site visit each month is included absolutely free. If additional emergency visits are needed in the same month, they are billed at a flat rate of $45 per visit.
Your standard Lite or Heavy Watch plan includes scheduled checks, but major summer storms are unpredictable. The Priority Monsoon Check is an optional $25 add-on that guarantees a next-day exterior inspection (roof, walls, windows, and yard) immediately following a major West Valley storm or haboob, rather than waiting for your next regularly scheduled visit.
