Full execution of our Official Lockdown SOP: secure the property, set climate controls, prep humidity system, shut off water main, disconnect garage, verify all locks, and send you a photo-documented confirmation report.

FREE for new customers
Turn on the water main, activate the ice maker, adjust thermostat, plug in garage door, reactivate water softener, remove humidity buckets, close cabinet doors, and have your home ready before you land. Everything that was shutdown before you left will be opened back up, just the way you remember it.

Patio Lockdown & Setup

Optional service added to your seasonal shutdown and/or reopening. We move cushions, umbrellas, and lightweight patio furniture into the garage before monsoon season and set it all back up when you return. Price depends on the amount of furniture. Not included in the standard open/close fee.
Priority Monsoon Check
$25/visit
Opt in for priority post-storm service. After a major West Valley storm or haboob, we conduct a next-day exterior inspection: roof, walls, windows, yard, pool equipment, and fencing. Includes a photo report of any damage found. You are placed at the top of our response list.
Vehicle Care
$15/mo
During each scheduled visit, we start your cars and/or golf carts, check for flat spots on tires, and verify trickle chargers are working. Keeps batteries healthy and tires round while you're away.
Indoor Plant Care

Watering and monitoring of indoor house plants on your specific schedule. We follow your care instructions and notify you if any plants show signs of stress.

Keyholder / Vendor Access
$45/hr (2 hr min)
We meet, let in, and supervise any vendor or contractor at your property: AC repair, pest control, plumbers, deliveries, HOA inspections, etc. Billed hourly because vendor visits are unpredictable β a plumber might take 45 minutes or all day.
Emergency Contact
1 free/mo, then $45/visit
We serve as your primary local contact for security alarm triggers, HOA emergencies, or neighbor calls. Your first emergency site visit each month is included at no charge. Each additional emergency visit is billed at $45.
All add-on pricing is in addition to your selected visit plan. Add-ons can be added or removed at any time with 30 days' notice.

Before You Leave: Departure Guide
How to Leave Your Home
Focus on packing your bags and enjoying your trip. Just handle these few personal items, and Arizona House Watch will take care of the heavy lifting to lock down your home for the summer.
What We Need YOU to Do Before You Leave:

Provide the Buckets: Please leave one empty 5-gallon bucket in each main room and bedroom, plus two empty 1-gallon buckets in the kitchen/laundry area. Leave them empty β we will fill and place them.

Clear Perishables: Remove all perishable food from the refrigerator, freezer, and pantry.

Take Out Personal Trash: Empty your interior trash cans into the main bins.

Cover Your Furniture (Recommended): To protect against UV bleaching and dust, we highly recommend draping bedsheets or dust covers over your couches, beds, and dining chairs.

LEAVE THE WATER ON: Please do not shut off your main water valve! We need the water on to do our final flushes and fill your evaporation buckets.

Provide Access: Ensure we have your current gate codes, garage keypad codes, and that the physical key is in the lockbox.

Patio Furniture: Remove outdoor cushions, umbrellas, and lightweight patio furniture so they donβt get damaged by monsoons. If youβd prefer, we offer a Patio Lockdown & Setup service and can handle this for you β just ask about adding it to your seasonal shutdown and reopening ($25β$75 per event).

Provide Extra Batteries: Leave a supply of replacement batteries for smoke detectors, thermostats, and any other battery-powered devices in a labeled bag or drawer.

Unplug Electronics: Unplug easy-to-reach electronics in the house and garage (TVs, computers, chargers) to protect against monsoon lightning surges. If thereβs heavy furniture blocking an outlet or something you donβt mind leaving plugged in, just let us know β weβre happy to help with anything accessible.

Yes, and this is important. Please do not shut off your main water valve before we complete your seasonal shutdown. We need the water running to do final flushes on all fixtures and to fill the evaporation buckets that protect your home from dry air damage all summer. We will shut the water off ourselves as part of the official lockdown process.
You will receive a notification when we arrive and another when we depart after every scheduled visit. If we find anything during the inspection that needs your attention, we will send you a detailed photo report and reach out directly. If everything looks good, you will simply get your arrival and departure confirmations.
If you have opted into our Priority Monsoon Check add on, we will conduct a next day exterior inspection after any major storm and send you a photo report. If you are not on the monsoon add on and a storm causes visible damage, we will contact you immediately and can coordinate with vendors on your behalf.
